SUMMARY OR PURPOSE:

The Probate Specialist is under the direct supervision of the Realty Director for collecting information to implement the Probate objective of the Realty Department. The Probate Specialist will carry out individual assignments relating to Probates and Estates.

 

DUTIES OF THE POSITION

1.) Ensures that all applicable procedures are followed accurately and promptly to meet the clients desire for distribution of estate in the Probate process.
2.) Assists clients in preparing Data Heirship Family History form (OHA-7) to start the
Process of Probate package of a NVB Tribal Member that holds either a Restricted Trust Land or Native Allotment within the jurisdiction of NVB. Gather information on Restricted Trust Land property and Native Allotments.
3.) Responsible for the maintenance of current and accurate records of assigned cases.
4.) Other duties as assigned by the Realty Director.

 

KNOWLEDGE, SKILLS AND QUALIFICATIONS

1.) Specialized knowledge and understanding of State Statutes relating to the distribution of estates and disposal of real property interest.
2.) Knowledge of basic real property principles, practices and related disciplines to perform field inspections, determining boundaries, and compliance with contract terms.
3.) Knowledge of Federal Statutes and regulations and be able to translate them into complete conventional assignments.

4.) Specialized knowledge and understanding of laws peculiar to Alaska, such as the Alaska Native Claims Settlement Act, Alaska National Interest Lands, Conservation Act, 1926 Townsite Act, 1906 Native Allotment Act, State Statutes relating to the distribution of estates and disposal of real property interest.
5.) Skilled in writing concise factual reports and memoranda of real estate transactions. Knowledge of legal requirements of real estate documents. Understanding of financing, mortgaging and leasing practices. Skill in analyzing facts and financial data to make recommendations based upon findings.
6.) Skill in oral and written communication with people, having various levels of understanding or real property management. General knowledge of appraisal principles, and methods. General knowledge of real estate trends and local ordinances of the North Slope Borough.

 

CERTIFICATION(S)/LICENSE(S) REQUIRED:

1.) High School Diploma or equivalent (GED).
2.) Knowledge with general office machines and computer literate.
3.) BIA Probate Training experience of 6 months is required and/or preferable.
4.) Inupiat Speaking preferred to work with tribal elders is required and/or preferable.
5.) A valid Alaska Driver’s license is required and/or preferable
